What exactly is the “documentation package”?

A time-stamped photo set of key rooms + common problem areas, plus your invoice. It’s meant to help you keep clear records of move-out condition. We can’t guarantee it changes landlord outcomes, but it gives you stronger proof than “I cleaned it.”

Do you guarantee I’ll get my full deposit back?

No. We cannot guarantee a deposit refund or inspection result because landlords apply different standards and may charge for pre-existing wear, damage, or policy-based fees. Our goal is to help you reduce avoidable deductions and provide documentation for your records.

What’s included in the base clean?

Lease-style move-out cleaning for kitchens, bathrooms, floors/edges, baseboards, fixtures, and visible detail points — plus carpet extraction and documentation. If you have a move-out checklist, send it and we’ll align to it where reasonable.

What are the only add-ons you offer?

Only: trash removal, wall hole touch-up, and odor treatment. Everything else is included in the base package or not offered (repairs, repainting, mold remediation, biohazard cleanup).

Are the prices final?

Prices shown are base rates + tax. Final pricing can vary if conditions are extreme (heavy pet hair, hoarding, biohazards, hazardous materials), if scope materially changes, or if the property is outside typical move-out standards. We’ll confirm scope before the job.

Do you remove hazardous waste or handle biohazards?

No. We do not remove hazardous materials, handle biohazards, or provide specialized remediation. If we encounter unsafe conditions, we may pause work and recommend a specialist.
